100% Commission Real Estate Brokerage Jacksonville Fl

Looking for a 100% Commission Real Estate Brokerage in Florida? OurHaus Realty gives experienced Florida Realtors the freedom to keep 100% of their commission, build their own brand, and run their business their way — with broker support and compliance behind them.

The offer

Simple, Flat Fees From a 100% Commission Real Estate Brokerage Jacksonville, FL

Most Jacksonville real estate brokerages either take a percentage split of every commission, or they bury their real cost inside monthly brokerage fees, desk fees, mandatory tech fees, franchise fees, and “transaction coordination” fees that stack on top of each other. ArHaus Realty keeps it simple:

$500 + $199 = $699 a closing.

$5,000 annual cap. That’s it.

  • Keep 100% of your commission
  • No splits
  • No desk fee
  • No mandatory tech fee
  • No franchise royalty

Here’s the math in plain terms: every closing costs $699 total ($500 transaction fee plus $199 broker review fee) for your first 10 closings of the calendar year — 10 closings × $500 = the $5,000 cap. Starting with your 11th closing that same calendar year, the $500 transaction fee drops to $0. The $199 broker review fee never caps and continues on every closing, cap or no cap, because that fee is what pays the compliance and auditing staff reviewing your paperwork — not the volume discount. The busier you are, the cheaper your brokerage gets on a percentage basis, instead of the opposite.

Here’s how the “100% commission” promise stays literally true, dollar for dollar: that $699 (the $500 transaction fee plus the $199 broker review fee) is charged to your client at closing as a disclosed transaction fee — the same way many brokerages already itemize compliance or transaction fees on the closing statement — and that amount is what gets remitted to ArHaus. You never pay ArHaus more than $699 or less than $699 per closing, and none of it comes out of your commission. Your commission check stays exactly what you negotiated with your client, every time.

A shift already underway

Jacksonville Realtors Are Already Making the Move

Across Duval, St. Johns, Clay, and Nassau counties, more experienced agents are asking the same question: why keep splitting commission with a brokerage that isn’t actually building your business for you? Rather than funding someone else’s overhead every time they close, Jacksonville agents are choosing to reinvest that money in themselves — their own brand, their own marketing, their own technology, their own growth.

It’s not about chasing a trend. It’s about recognizing that the brokerage model built for a brand-new agent who needs training wheels isn’t the model an experienced, production-focused agent needs ten or twenty years into their career. Jacksonville Realtors who’ve already put in the work to build a client base and a reputation are increasingly deciding that a flat-fee, 100% commission brokerage is simply a better fit for where their business is now — and where they want to grow it next.

Here’s the part nobody says out loud

You Already Know How to Sell Real Estate in Jacksonville

If you’re reading this, you’re probably not a brand-new agent looking for training wheels. You already know how to prospect, negotiate, and close. You’ve built a client base, a reputation, and a way of doing business that works for you. So why does your current Jacksonville real estate brokerage still take a cut of every commission check — and call it “support”? Why does building your own brand feel like something you have to ask permission for? Why are you paying monthly brokerage fees, desk fees, or franchise fees for tools, coaching, and marketing you never actually use?

Traditional real estate brokerages in Jacksonville were built around a simple trade: the brokerage takes a percentage of your commission, and in exchange you get an office, a logo, maybe a lead program, and some training. That trade made more sense twenty years ago, when a new agent genuinely needed a brokerage’s name recognition to get in front of buyers and sellers in Duval County. For an experienced, production-focused Realtor, that same split can quietly cost tens of thousands of dollars a year — money that doesn’t make you a better agent, doesn’t close more deals, and doesn’t build your personal brand. It just makes your brokerage richer.

That’s the gap ArHaus Realty was built to close. We’re the 100% Commission Real Estate Brokerage Jacksonville, FL agents choose specifically because they already know how to run a business and just need the license, the broker supervision, and the compliance infrastructure — without paying a brokerage to “manage” a business that’s already yours.

Your brand, your business

Your Clients Hired You — Not Your Brokerage

Some Jacksonville brokerages want their name to become your name. Every sign, every postcard, every social post gets built around the brokerage’s brand first and yours second, if at all. We think that’s backwards. Your clients picked up the phone because of your reputation, your responsiveness, and your track record — not because of a brokerage logo.

At ArHaus Realty, you build your own identity: your own name, your own website, your own database, your own CRM, your own marketing, your own coach if you want one. You decide how you grow. We stay exactly where a real estate brokerage serving Jacksonville is supposed to stay — behind you, quietly handling broker supervision, license compliance, and transaction review — while your brand stays front and center, powered by ArHaus Realty in the background.

Why we exist

Built For Jacksonville Agents Who Don’t Need Hand-Holding

Every real estate brokerage operating in Florida — including here in Jacksonville — is legally required to provide broker supervision: a licensed broker who reviews transactions, oversees compliance with Florida Department of Business and Professional Regulation (DBPR) requirements, and takes responsibility for the office’s real estate activity. That requirement doesn’t go away just because you’re an experienced agent. What should go away is paying a large percentage of every commission, or a stack of monthly fees, for a brokerage relationship that’s really just meeting that legal requirement.

ArHaus Realty is the 100% commission real estate brokerage Jacksonville, FL agents choose when they want real infrastructure, real broker supervision, and real compliance support — without giving up a percentage of every commission to fund things they didn’t ask for. You decide how to reinvest in your own business: technology, marketing, coaching, professional photography, lead generation, staff, continuing education, or simply keeping more of what you earn.

Less brokerage. More business.

Low fees, not low support

Everything You Actually Need. Nothing You Don’t.

Keeping the brokerage lean doesn’t mean disappearing on you. Here’s exactly what’s included with every ArHaus Realty agent in Jacksonville:

  • Broker text and email support. Have a brokerage or compliance question? Text us or email us directly — no chasing someone around an office, no ticket queue, no waiting for a weekly meeting.
  • 2–4 trainings a month from industry professionals, vendors, real estate attorneys, lenders, title companies, and coaches. Attend what makes your business better and skip what doesn’t — there’s no attendance requirement.
  • 1–2 social events a quarter. Working independently doesn’t mean working in isolation. Meet other ArHaus agents, build real relationships, and then go run your business.
  • Brokerage and compliance support covering the broker supervision required to legally operate your real estate business anywhere in Florida.
  • Jacksonville & Northeast Florida coverage. One brokerage, one simple fee structure, with support across Duval, St. Johns, Clay, and Nassau counties — and all of Florida.
Pay for what you use

Technology When You Want It. Not Before.

Every agent runs their business differently, so we don’t build an expensive, one-size-fits-all technology package into everyone’s brokerage fees. ArHaus agents have access to an optional technology suite at a low additional cost — use the tools that actually help you run your business, and skip paying for a giant platform you’ll never fully use.

Available technology, pricing, and features may change as ArHaus continues expanding its platform.

No shared burden

E&O Insurance, Without Everyone Paying For Everyone Else

Brokerage-wide Errors & Omissions insurance can cost a brokerage more than $20,000 per year — an expense that’s usually buried inside higher transaction fees or monthly brokerage fees for every agent, whether they’ve ever had a claim or not. Instead, ArHaus agents carry their own individual E&O coverage, available for approximately $50 per month, subject to provider requirements and pricing. That keeps the cost tied to the agent actually receiving the coverage.

E&O requirements, eligibility, coverage, premiums, limits, deductibles, and terms are set by the applicable insurance provider and may change.

When it gets complicated

Have a Legal or Contract Question? Don’t Guess.

Real estate transactions in Jacksonville get complicated fast — title issues, disclosure questions, contract addenda, multiple-offer situations. When a question crosses from “brokerage question” into “legal question,” here’s the right order to get an answer instead of guessing:

First: the Florida Realtors® Legal Hotline. Florida Realtors members have access to attorneys who can answer questions about real estate license law, real-property issues, and interpretation of Florida Realtors/Florida Bar contracts and standard forms, at 407-438-1409.

Then: the ArHaus Broker Hotline. Tell us what’s happening and what you’ve already learned from the Legal Hotline, and we’ll help with the brokerage and compliance side of the situation and determine the appropriate next step.

Brokerage and compliance guidance is not legal representation.

The real problem

You Don’t Need More Training. You Need Accountability.

If you’re an experienced Jacksonville Realtor, you probably already know what to do: make the calls, follow up, prospect, work your database, ask for the appointment. Knowing what to do usually isn’t the problem — doing it consistently is.

Elite performers don’t hire coaches because they don’t know their craft. They hire coaches for accountability, perspective, and consistency.

That’s exactly why we don’t think your brokerage also has to be your coach. Take some of what you save on brokerage fees and invest it where it actually moves your business forward. Hire the coach who’s right for you, invest in marketing, buy leads, hire an assistant, upgrade your technology, build your brand — or keep the money. Your brokerage handles brokerage. Your coach helps you get better.

It’s your call

Stop Paying For Things You Don’t Use

Maybe you already have a CRM you love. Maybe you’d rather hire your own marketing company. Maybe you’d rather put your money into professional photography, paid leads, technology, a transaction coordinator, staff, coaching, or your own retirement account. We don’t want to decide how you invest in your business — that decision belongs to you.

An honest look at revenue share & stock

eXp Realty and Real Broker Are Built On Recruiting and Stock. We’re Not.

eXp Realty and Real Broker are two of the best-known names in real estate, and both built their compensation model around the same core idea: recruit agents underneath you, and you may eventually see a revenue-share payout — plus a bit of company stock along the way. It’s marketed as passive income. The companies’ own published numbers tell a more complicated story.

eXp Realty’s own published income disclosure lists $0 as the median revenue share for a typical entry-tier agent, and only about 14% of eXp’s active agents ever reach the tier where revenue share becomes significant. On the stock side, eXp World Holdings stock (EXPI) is down roughly 75–83% over the past five years. Real Brokerage stock (REAX) has fared better but is still roughly flat over the same five-year period, while the S&P 500 gained far more over that stretch — and REAX has also traded well below its 52-week high in recent months.

We’re not saying don’t invest — we’re saying recruiting income and single-company stock haven’t performed the way they’re often pitched to agents. ArHaus doesn’t build either into our fee structure. We simply charge less, so you keep more cash, and you put that cash wherever actually makes sense for you: an index fund, your retirement account, or whatever your own licensed financial advisor recommends.

100% Commission Real Estate Brokerage Jacksonville, FL — Everything You’re Probably Wondering

By now you’ve seen the fee structure and what’s included. Here are the specific questions Jacksonville agents ask most before making the switch, answered in the order they usually come up.

Is ArHaus Realty a 100% commission brokerage?

Yes. Agents keep 100% of the commission they negotiate with their client — the transaction and broker review fees are not deducted from it.

What does ArHaus charge per closing?

A $500 transaction fee plus a $199 broker review fee — $699 per closing before the transaction-fee cap is reached.

If there’s a $699 fee, how is this really 100% commission?

The $699 is charged to your client at closing as a disclosed transaction fee — the same way many brokerages already itemize compliance or transaction fees on the closing statement — and that amount is what gets remitted to ArHaus. You never pay ArHaus more than $699 or less than $699 per closing, and none of it comes out of your commission check.

Does that fee ever go away?

The $500 transaction fee caps at $5,000 per calendar year (January 1 – December 31) — that’s 10 closings, since 10 × $500 = $5,000. From your 11th closing on that same calendar year, the $500 transaction fee is $0. The $199 broker review fee does not cap and is charged on every closing, including after you hit the $5,000 cap, because that fee funds the compliance and auditing staff who verify every file’s paperwork — it’s not a volume fee, it’s a per-file review fee.

Are there monthly or desk fees on top of that?

No. There are no monthly brokerage or desk fees, whether you close one deal a year or fifty.

Once agents are comfortable with the numbers, the next question is usually what’s actually included for that price.

Is technology included?

Technology is optional. ArHaus agents can choose to access our technology suite for a low additional fee rather than having the cost built into everyone’s brokerage fees.

How does E&O insurance work?

ArHaus agents carry their own Errors & Omissions insurance rather than having the cost of a large brokerage-wide policy built into the fee structure.

After fees and tools, most agents want to know what happens to their brand and their day-to-day support.

Can I keep my personal brand?

Yes. ArHaus is designed to sit behind your individual brand, subject to Florida advertising and brokerage-name requirements.

Do I have to use an ArHaus coach?

No. You decide whether to hire a coach and who is right for your business.

A common comparison agents bring up is eXp Realty or Real Broker, since both are built around revenue share and stock.

Does ArHaus offer revenue share or company stock, like eXp Realty or Real Broker?

No. We don’t build a recruiting-pool payout or equity plan into our fee structure. Our fees are simply lower, and what you save is yours to invest however you choose.

Coverage and eligibility come next.

Is ArHaus available in Jacksonville, FL?

Yes. ArHaus Realty serves Jacksonville and all of Northeast Florida — Duval, St. Johns, Clay, and Nassau counties — as well as every other market across the state.

Do I need an active Florida real estate license to join?

Yes. ArHaus Realty is for licensed Florida real estate agents transferring their license, or newly licensed agents ready to run their business independently.

Is ArHaus Realty a full-service brokerage?

Yes. We provide the full broker supervision, compliance, and transaction review required under Florida real estate license law — we simply don’t charge a commission split or monthly fees to provide it.

How do I join ArHaus Realty?

Start with a confidential conversation using the button below. We’ll walk through your current production, answer your questions, and explain the license transfer process with the Florida DBPR — there’s no obligation to switch.
